The property matching feature in Rethink automatically suggests matching properties for your inquiries and requirements. Properties are recommended if they are marked “For Sale” in the Listing Status field and/or have a Date Available that is today or earlier. The matching logic and weight percentages used to generate these suggestions are outlined below:
Inquiry/Requirement | Property | Field Prioritization % |
Property Class | Property Class | 5% |
Min Purchase Price | Price (total) | 0% |
Max Purchase Price | Price (total) | 25% |
Min Cap Rate | Last Cap Rate (%) | 5% |
Date Space Needed | Date Available | 5% |
Max Rent (Amount) | Rent (monthly) OR Rent (annual) | 20% |
Max Rent (Unit of Measurement) | Rent (SF/Month) OR Rent (SF/Year) | 5% |
Lease Structure | Market Lease Structure | 10% |
Min Square Footage | Available SF | 25% |
Max Square Footage | Available SF | 0% |
Below demonstrates what the component looks like in action, and what the different parts illustrate.
The radio button next to the suggested properties allow users to create a new deal for that property (and associate the inquiry to the newly created deal), or associate the inquiry to an existing deal tied to the property.
Clicking on Existing Deal will open a modal with a deal lookup field; The user can then tie this inquiry to an existing deal. Note: The user will need to know in advance which deal they want to associate the inquiry to in order to proceed.
Clicking on the second option, Create New Deal, will open a modal for the user to create a new deal and associate it with the selected property.
